Build To Suit (BTS) is an industrial property arrangement where a factory, warehouse or logistics facility is designed and built based on the specific operational requirements of an occupier. Instead of adapting an existing building, the developer or landowner builds a facility around the user's process flow, size, loading, power, utility, compliance and expansion needs.
| Item | Summary | Industrial Relevance |
|---|---|---|
| Concept | A purpose-built factory or warehouse based on occupier requirements. | Useful when standard buildings cannot meet production, logistics or compliance needs. |
| Common structure | Usually long-term lease, sale-and-leaseback, forward purchase or owner-occupier development. | Commercial structure affects rent, capital cost, control and flexibility. |
| Main users | Manufacturers, logistics operators, cold chain users, e-commerce fulfilment, food processing and high-spec industries. | Best for users with clear technical specifications and long-term demand. |
| Design basis | Process flow, floor loading, clear height, loading bays, power, water, fire safety, utilities and expansion. | Reduces compromise compared with retrofitting an existing building. |
| Timeline | Longer than renting existing premises because land, approvals, design and construction are involved. | Requires early planning and firm project commitment. |
